The agenda will include: 1) UMPQUA PACIFIC RESOURCES, on remand from the Land Use Board of Appeals, request for a Nonfarm Dwelling on a .30 acre portion of a 3.00 acre parcel in the Farm Forest zone. Property is located on the south side of Doerner Road, west of the Melrose Rural Community. (POSTPONED BY APPLICANT REQUEST TO THE FEBRUARY 15, 2007 PLANNING COMMISSION MEETING) 2) C.W. LEBENGOOD & ROLAND THEISS, request for a Zone Change from Light Industrial to General Commercial on a 7,700± square foot portion of a 1.76 acre parcel, to allow future commercial development. The property is located on the east side of Old Pacific Highway, south from its intersection with Fir Street, in the Tri City Urban Unincorporated Area. 3) VALYNN CURRIE for TIM FOLEY, on remand from the Land Use Board of Appeals, request for a Comprehensive Plan Amendment from Agriculture to Rural Residential - 5 Acre and a concurrent Zone Change from Farm Grazing to Rural Residential - 5 Acre, based upon a Determination that the property is non-resource land and is not subject to the Agricultural and Forest Land Goals, and on the County’s Goal 14 Exception for New 5 Acre Designations, together with a supplemental Goal 14 Exception specific to the subject property, on an 76.21 acre parcel to allow development of the property at the 5R density. The property is located off of Country Hill Drive, which runs north off of Del Rio Road, northwest of Roseburg.
